TAB was founded in 2018 by Duncan Kreeger, who came to the business with a substantial track record in alternative finance — he had previously co-founded, grown and sold a bridging lender, managing a loan book of over £400 million and overseeing more than £2.5 billion in new loans across his career. TAB was built on two values reflected in its name: trust and transparency. In practical terms, that means no hidden fees, clear pricing from the outset and direct access to the people making credit decisions.
The TAB model is a hybrid. It is both a direct lender and a marketplace: loans are funded by matching borrowers with investors on TAB's online platform, where investors can select individual bridging loans to fund and track portfolio performance. That dual model creates a community dynamic — the 320-strong team in their Borehamwood offices describes the relationship with brokers and investors as family-like. The loan book reached £321 million within three years of launch, underpinned by an in-house legal team and quality underwriters who process applications in real time. TAB has also developed TAB Property, a fractional property ownership product allowing investors to participate in institutional-grade UK real estate from £1,000.
The rate of 4.6% per annum (rather than a monthly rate) is a notable structural feature — on a 12-month loan this equates to approximately 0.38% per month, making TAB one of the most competitively priced non-bank bridging lenders in the market for qualifying transactions. There are no exit fees, and a one-month minimum interest period applies.

TAB lends from £100,000 to £5 million on bridging, with terms up to 24 months and LTVs up to 70%. Rate: 4.6% per annum (no exit fees, one-month minimum interest). Available on first and second charge residential, commercial and semi-commercial property across England and Wales. Development finance is available for ground-up and refurbishment projects in London and the home counties.
