About Signature Property Finance

Signature Property Finance is a privately-owned principal bridging lender with a distinctive identity in the UK market: a dedicated Wales base, backed by major private equity, led by a CEO who spent his entire career in property finance banking before co-founding Signature. CEO Tony Gilbertson is a native of Pontypridd and brings more than 30 years of experience in the sector, much of it as a regional underwriter and lending manager at a major high street bank. COO Thomas Howells, also proudly Welsh, leads the in-house legal team from Cardiff.

The business was headquartered in Birmingham for its first decade before relocating its registered office to Nantgarw, Cardiff in 2023 — a move that reflected both the team's Welsh roots and the growing significance of Wales and the South West in its lending book. The Edinburgh office opened in June 2019; by September 2024 it had completed over £36 million in Scottish deals. London and Birmingham offices complete the national footprint. Foresight Group backs the business as private equity sponsor, providing capital certainty and governance.

Signature is one of only a small number of principal bridging lenders with a genuine Wales presence. The team has deep knowledge of Welsh and South West property markets — including heritage assets, rural properties and unusual security types that London-centric lenders are often reluctant to engage with. The average completion time is 15 to 20 days.
