About Pivot Finance
Pivot Finance was founded in 2012 as part of a wider real estate group that includes Fruition Properties (a residential property developer), a digital property fund manager and a construction company. That operational background is central to the Pivot proposition — the team's founders have developed their own projects, which gives them a perspective on what borrowers are actually trying to achieve that many institutional lenders lack.
In early 2024, Pivot secured a £70 million funding commitment from Foresight Group (as senior debt provider) and Quilam Capital (junior capital and equity), giving the business a substantial runway to scale its lending capacity. CEO Shahil Kotecha has described the partnership as more than a typical lender-borrower arrangement — an indication of the alignment between the parties on the direction of the platform.
Pivot lends across the full development lifecycle rather than a single product. A borrower can start with a bridge against consented land, move to ground-up development finance, and exit via a development exit bridge — with Pivot as a consistent partner throughout. That lifecycle approach, combined with rates starting at 0.50% per month — unusually competitive for a non-bank specialist — is a significant draw for mid-market developers.
Bridging Loans from Pivot Finance
Pivot lends from £1 million to £10 million on bridging, with terms up to 24 months and LTVs up to 75%. Rates from 0.50% per month — among the lowest available from any non-bank lender in the UK for loans of this size. All loans are unregulated. The lender is a member of the ASTL and NACFB.
