Octopus Real Estate is part of Octopus Investments — one of the UK's most recognisable alternative investment managers — and has been active in the specialist property lending market since 2005. That makes it one of the longer-established non-bank lenders in this space, predating the post-2008 boom in alternative bridging lenders by several years. To date the business has lent over £5.7 billion across more than 4,100 loans, with a team of over 90 professionals across residential, commercial and development lending.

Bridging rates from 0.55% per month sit among the most competitive available from any non-bank lender in the UK. The regulated bridging product starts even lower at 0.45% per month for owner-occupied chain breaks and remortgages. Awards include Best Development Finance Provider at Business Moneyfacts 2016–2018 and Bridging Lender of the Year 2018 at the B&C Awards.
Bridging Loans from Octopus Real Estate
Octopus lends from £50,000 to £25 million on bridging, with terms up to 23 months and LTVs up to 70% (75% for unregulated residential). Rates from 0.55% per month on unregulated residential, and from 0.45% per month on regulated. Pre-approved auction finance is available. All loans are managed by a dedicated credit manager from enquiry to completion.
