About Kuflink
Kuflink's founders had been investing in property for over 20 years before the business took shape. Their private bridging arm began lending to property developers in 2011 under the Alpha Bridging brand, and the experience gained during those early years informed everything that followed. In 2016, the peer-to-peer investment platform was launched — an industry first that allowed individual investors to fund bridging loans of up to £1 million, with Kuflink always retaining a stake in each loan. That structure — skin in the game from day one — won the Business Product Innovation of the Year at the 2017 Business Moneyfacts Awards, beating industry giants including Lloyds and Santander.
Since then, Kuflink has accumulated a string of industry awards — Bridging Lender of the Year at the P2P Finance Awards, Residential Property Lender and Property Lender at the Alternative Credit Investor Awards, and Best Alternative Business Funding Provider at Business Moneyfacts. The gross loan book passed £120 million in 2022 and has continued to grow.
The lending operation is FCA-regulated (Kuflink Bridging Ltd, FRN 723495) and based at 21 West Street, Gravesend — an accessible office that brokers and borrowers have been known to visit in person. The team takes a can-do approach to applications across most credit histories and property types.
Bridging Loans from Kuflink
Kuflink lends from £30,000 to £1 million, with terms up to 24 months and LTVs up to 70%. Rates from 0.65% per month (subject to criteria). Decisions in principle within 2 working hours; funds in as little as 5 days on straightforward cases. All loans are unregulated — Kuflink does not currently lend on primary residences.

How to Apply with Kuflink
Kuflink accepts applications directly and through FCA-authorised intermediaries, who receive 50% of the arrangement fee. Enquiries can be submitted online or by phone to the Gravesend team. Brokers should note that Kuflink does not offer regulated loans and all applications must be for investment or business purposes.
