KSEYE's origins go back to 2008, when its directors established a mortgage brokering and property advisory firm. What happened next shaped the business: the credit crunch revealed a significant gap between what mainstream lenders could deliver and what property professionals actually needed. The directors began arranging short-term bridging finance solutions themselves, and by 2012, demand had grown to the point where they sold the brokerage entirely to focus on bridge lending as a principal lender.
That decision has proven well-founded. KSEYE has now lent over £1.1 billion to property investors and developers in England and Wales, across more than 800 completed transactions. In 2016, it became the first institutional funding secured via a bond facility listed on The International Stock Exchange — a significant milestone for a lender of its size — before expanding further through proprietary technology systems launched in 2019 and the US market in 2024.
The operational model is built on common-sense underwriting and direct access to decision-makers. Indicative terms are typically issued within two hours of enquiry, and straightforward cases can complete within five working days. All decisions are made in-house — there are no external credit committees or institutional approval chains to navigate.
Bridging Loans from KSEYE
KSEYE lends from £150,000 to £50 million, with terms up to 12 months and LTVs up to 75%. Rates from 0.89% per month. The lender covers residential, commercial, semi-commercial and mixed-use property, and will consider non-UK residents, offshore structures and borrowers with adverse credit. Interest can be retained subject to LTV. Development exit and small-scale development are also considered.
