Cynergy Bank is a UK challenger bank whose roots stretch back to 1955, and which has been empowering business owners and property professionals across the UK ever since. The bank launched its dedicated bridging finance arm in 2019, seeing it as an essential addition that would allow Cynergy to offer a fully relationship-managed journey from property acquisition through development to long-term funding — rather than just one product in isolation.

In late 2024, Cynergy significantly enhanced its bridging proposition, shifting its focus towards larger and more complex transactions. Loan amounts now range from £2 million to £20 million, reflecting the bank's ambition to compete for deals that require the combination of institutional strength, relationship management, and the speed of a specialist lender. Asim Shirwani, previously CCO at LendHub, was appointed to lead the originations division, with an explicit focus on medium and long-term exit options alongside standard bridging facilities.

Cynergy has also introduced a fee-free bridging product for completed residential developments, with legal and valuation fees refunded on loans of £10 million or more — an unusually borrower-friendly structure designed to remove friction at the development exit stage.

Cynergy Bank's bridging product covers residential, commercial and mixed-use properties including purpose-built student accommodation (PBSA) and large residential blocks. Loans run from £2 million to £20 million with LTVs up to 75%. All bridging loans are unregulated. Terms are up to 12 months for residential and 9 months for commercial and mixed-use. An application fee of 2% applies, payable upfront or added to the loan subject to maximum LTV.
