Bluecroft Finance was founded in 2023 by David Giovanni, an entrepreneur from Hale with a background in property management and sales, and has grown at a pace that surprised even its own team. Within 18 months of launching, the Altrincham-based lender had deployed £35 million in bridging loans and secured a £10 million revolving credit facility from Shawbrook — with an accordion feature allowing that to expand to £15 million. Shawbrook, which is highly selective about early-stage lending partnerships, noted at the time that they had never put a facility in place for a bridging lender so early in its history.

The business is built on a deliberate counter-thesis to automated lending. Every case gets an allocated underwriter and case handler, direct phone and email contact, and a response time that brokers consistently describe as near-instant. In an era of increasing automation in specialist lending, Bluecroft's founders have bet that the human element matters more than ever — and early growth suggests the market agrees.

The team moved into a new 1,700 sq ft office in Ambassador Place, Altrincham in 2024, with capacity to double its footprint as the team expands.

Bluecroft lends from £30,000 to £3 million, with terms up to 18 months and LTVs up to 75%. Rates start from 0.99% per month. The lender covers residential and commercial bridging, with a case-by-case approach that allows the team to consider situations that more rigid lenders would decline. Typical completion time is three to four weeks, though the team has demonstrated the ability to move faster for time-critical cases.
